A hardwood floor tells you when it needs attention long before it actually fails. Catch the signs early and you often get away with a recoat instead of a full refinish. Wait, and the wood itself starts to wear. Here are the five to watch for.
1. Water no longer beads
Drop a little water on a high-traffic spot. If it beads, the finish is doing its job. If it soaks in and darkens the wood, the finish has worn through and the bare wood is exposed - time to refinish before stains set in.
2. Gray or dull traffic paths
Gray patches mean the finish is gone and the wood has started to oxidize. Dull lanes where everyone walks mean the finish is thinning. Dull is often a recoat; gray usually means a full refinish.
3. Deep scratches you can feel
Light surface scratches live in the finish and can be coated over. Scratches you can catch a fingernail in have reached the wood and need sanding to disappear.
4. Stains and dark spots
Dark or black spots are usually water or pet stains that have penetrated the wood. Many lift with sanding; the deepest ones may need board repair, which is part of a restoration.
5. You simply want a different color
Not every refinish is about damage. Refinishing is also how you take an orange-toned oak floor to a natural matte or a deep walnut. If the look no longer fits the room, that is reason enough.
