Coated garage floors have gone from a nice-to-have to something people specifically want, and for good reason - a sealed floor is dramatically easier to clean, it stops concrete dust, and it resists the road salt and chemicals that a Montana garage floor deals with all winter.
They also fail a lot, and almost always for the same reason. Here is what actually determines whether a garage coating lasts.
Preparation is the entire job
If you remember one thing, make it this. A coating is only as good as its bond to the concrete underneath, and that bond is created during preparation, not during application.
Concrete straight out of a garage floor is sealed at the surface, contaminated with years of oil, road salt, and whatever else has soaked in, and far too smooth for a coating to grip. Applying product over that produces a floor that looks great for a season and then peels off in sheets, usually starting where the tires sit.
Proper preparation means mechanically profiling the concrete - grinding it - to open the surface so the coating can key into it, along with cleaning contamination out and addressing any cracks or spalling. This is the slow, unglamorous, expensive part of the job, and it is the entire difference between a floor that lasts and one that does not.
A quote that is dramatically cheaper than the others is almost always cheaper here.
Moisture in the slab
Concrete slabs sit on ground, and ground holds water. Moisture vapor moves up through a slab continuously, and if a coating is applied over a slab passing significant vapor, that vapor gets trapped underneath and pushes the coating off from below.
This is worth testing rather than assuming, particularly on older slabs and any garage where the grade outside slopes toward the building. It is a straightforward test and it is far cheaper than redoing a failed floor.
Hot tire pickup, and why cheap kits fail
This is the specific failure mode that kills consumer-grade garage coatings.
Tires get hot while driving. A hot tire parked on a coated floor softens the coating beneath it, and when the car is moved the tire lifts the coating off the concrete with it. You get a patch of bare concrete exactly where the wheel sat.
Better coating systems resist this by bonding harder to properly prepared concrete and by curing to a tougher, more heat-tolerant film. But no product resists hot tire pickup if the surface underneath was never profiled properly, which loops back to preparation being the whole job.
What a Montana garage actually deals with
Our winters put a specific set of stresses on a garage floor.
- Road salt and de-icing chemicals dragged in on vehicles all winter, which attack bare concrete over time. A sealed floor stops that, and it is one of the strongest practical arguments for coating.
- Constant wet from snow melting off vehicles, which bare concrete absorbs and which contributes to freeze-thaw damage in the slab itself.
- Temperature swings, since garages are usually unheated or minimally heated and go through large temperature changes.
- Studded tires and chains, plus the grit and gravel that comes with winter driving.
Finishes and flake
Beyond the base coating, the visible choice is usually about flake and topcoat. Decorative flake broadcast into the coating does more than look good - it adds texture that provides grip on a floor that gets wet from snowmelt, and it hides dirt and imperfection in the slab underneath far better than a solid color does.
A solid color reads cleaner and more industrial and shows everything. In a Montana garage where wet boots and snowmelt are routine, texture is worth having.
What to expect from the process
The garage needs to be completely empty, which is usually the biggest ask. Grinding is dusty and loud. Then the coating goes down in stages with cure time between coats, and the floor needs to cure before vehicles come back on it - walking on it happens sooner than driving on it.
The cure schedule is not something to rush. Putting a vehicle back on a coating before it has cured properly is a good way to damage a floor you just paid for. We give you the real timeline rather than an optimistic one.
Coatings also work well beyond garages - shops, basements, and utility spaces where a sealed, cleanable concrete floor is more useful than anything else.
